New guideline upgrades to FHA Loans Make it Easier for Oklahoma Home Buyer's Previously Declined for FHA Loans Due to Student Loan Debt to Qualify for FHA Home Loans.

The Oklahoma Real Estate Experts have announced a new upgrade to the popular FHA Mortgage Loan, this change in guidelines makes it easier for Oklahoma Home Buyer’s With Student loans to own a home.
FHA Home Loans for Oklahoma Home Buyer’s With Student Loans have multiple new features designed to make life easier for Oklahoma Home Buyers including:
More aspiring home buyers with student loan debt are being approved for FHA loans for the first time and for higher amounts than ever before. – The new calculation methods are more reasonable and allow for people who in the past could not qualify for FHA loans a higher chance of qualifying and or qualifying for a larger amount.
Actual payment amounts for borrowers on adjusted repayment plans are being utilized – As long as a borrower can show their monthly payment amount on their credit report that is the amount that will be counted against their debt to income rations rather than the previous 1% of the total amount as their monthly payment.
The 1% of the outstanding loan balance being used as the monthly payment for calculations is completely out. – In cases where the borrower can’t confirm their lower monthly payment through their credit report they will no longer be penalized by 1% if the outstanding loan balance being used, the updated formula is only .05% of the outstanding loan balance will be used for the calculations.
